Job Details

Our client is seeking a versatile and skilled ERP Technician to join their team in Fayetteville. The ideal candidate will be responsible for maintaining, repairing, and preparing residential units to ensure they are safe, functional, and ready for occupancy. This role requires hands-on expertise across HVAC, plumbing, electrical, appliance, and general maintenance, as well as strong troubleshooting and preventive maintenance skills. The ERP Technician will work closely with property staff to support make-ready units, complete repairs efficiently, and maintain a high standard of property readiness.

Key Responsibilities

  • Monitor and assist with completion of make-ready units.
  • Troubleshoot, diagnose, and repair minor air conditioning issues (low freon, compressor failure, fan motors).
  • Replace filters and assist with full HVAC system replacements as needed.
  • Perform HVAC repairs in accordance with federal regulations (EPA certification required).
  • Diagnose and repair minor heating issues (heat strips, exchangers, thermo couplings, boilers, tube bundles).
  • Complete preventive maintenance on heating and cooling systems.
  • Troubleshoot and repair minor appliance issues (dishwashers, disposals, ice makers, stove elements).
  • Complete minor electrical repairs (switches, receptacles, fixtures) including work with 110–220 volts.
  • Repair minor plumbing issues (faucets, pop-up assemblies, sewer machine use, copper line sweating, boiler log maintenance).
  • Perform light carpentry, sheetrock repair, cabinet repair, subfloor work, and minor glass repairs.
  • Maintain inventory of maintenance and cleaning supplies and assist with ordering.
  • Conduct repairs and preventive maintenance on rental units as they become vacant.
  • Assist with painting of interiors, office areas, clubhouse spaces, and common areas.
  • Repair or patch carpet, re-stretch carpet, and install vinyl or sheet goods.
  • Re-key locks and cut keys.
  • Perform daily pool care and maintain proper chemical balance (pool operator certificate required).
  • Complete minor roof repairs and safely access roof areas.
  • Assist with supplemental landscape maintenance and irrigation repair.
  • Perform light extermination tasks where allowed.
  • Pick up parcels and supplies from vendors as needed.

Qualifications

  • EPA certification (required).
  • Pool operator certificate (preferred/required for pool duties).
  • Experience with HVAC troubleshooting and repair.
  • Ability to perform minor electrical, plumbing, and carpentry repairs.
  • Comfort working with high voltage (110–220 volts).
  • Ability to climb, walk on roofs, and perform physically demanding tasks.
  • Strong diagnostic, troubleshooting, and preventive maintenance skills.
  • Ability to manage inventory and maintain organized supplies.
  • Valid driver’s license for travel to suppliers.
