Job Details

Our client is seeking a motivated and results-driven Property Manager to oversee the daily operations, leasing efforts, and overall performance of a residential property in Conway, AR. This is a unique opportunity for a self-starter who thrives in a sales-focused environment and enjoys building relationships with residents while managing property operations. As the sole onsite team member, the Property Manager will be responsible for all leasing, resident relations, budgeting, and property oversight functions.
The ideal candidate is highly organized, customer-focused, and confident in their ability to close leases, retain residents, and maintain a well-managed property.

Key Responsibilities

Sales & Leasing
  • Conduct engaging and professional apartment tours that showcase the property’s value and amenities.
  • Manage the leasing process from initial inquiry through lease signing.
  • Respond promptly to leads, schedule tours, and follow up consistently.
  • Utilize effective sales techniques to overcome objections and secure new leases.
  • Maintain accurate leasing records, prospect activity, and follow-up documentation within the CRM system.
  • Meet or exceed monthly leasing and renewal goals.
Resident Relations
  • Build positive relationships with current residents to encourage lease renewals.
  • Proactively communicate with residents regarding upcoming lease expirations.
  • Address resident concerns and service-related issues in a timely and professional manner.
  • Promote resident satisfaction and retention through excellent customer service.
Financial Management
  • Assist in managing the property’s budget and financial performance.
  • Ensure timely rent collection and follow up on delinquent accounts as needed.
  • Monitor expenses and support cost-control initiatives.
  • Provide updates regarding occupancy, leasing performance, and budget adherence.
Property Operations
  • Perform regular property inspections to ensure curb appeal, cleanliness, and safety standards are maintained.
  • Conduct move-out inspections and coordinate unit turnover activities.
  • Work with vendors and contractors to ensure quality work is completed on schedule.
  • Maintain a professional office environment and ensure the property remains market-ready.
Administrative & Compliance
  • Enforce lease agreements and company policies consistently.
  • Maintain accurate resident files and property records.
  • Operate independently while managing multiple priorities and deadlines.

Qualifications

  • Proven sales experience with a record of closing deals (real estate, retail, hospitality, or service industry background welcome).
  • Strong communication and negotiation skills, able to influence decisions and create urgency.
  • Highly organized and detail-oriented, capable of managing multiple responsibilities alone.
  • Tech-savvy with CRM systems, email, and spreadsheets.
  • Professional presence with the ability to resolve conflict effectively.
  • Property management experience is helpful but not required — success depends on sales ability and accountability.
